What do I need to do to list my property?

Firstly, we will need to make sure that we are not wasting each others time. We only take on properties that we feel are good value for money, high standard homes that we feel that we can actively promote and sell for you.

Secondly, after first contact, we will arrange to come out to visit your property, take all necessary information from you regarding features and measurements, take images of all rooms and then we will upload your details into our website database to display your property and advertise it for you.

Commissions / Pricing

Before we agree to list your property, we will discuss the pricing of your property to ensure we can get the most for you, however – with the current state of the property market we may advise you to follow the market to ensure you sell your property at a quicker rate rather than follow the market down and lose a lot more in the long run. This is common practice these days due to the vast amount of properties available on the market and the competition you face to sell your home.

All commissions will also be discussed with you via first contact.

Legal costs

If you are selling, the taxes you have to pay are a plus valia tax (this is like a land tax and based on size of property and how long owner has had property)  Its not normally so expensive.

Also if they make a profit on the sale they will be liable for capital gains tax which is 21% on the profit.

No residents the tax office will retain 3% of the selling price unless you are re-investing the money here.
